Maharashtra government mandate –
Fire Safety GR

Under the updated Maharashtra Fire Prevention & Life Safety Measures (Amendment) Act, 2023, buildings in Maharashtra must now deploy IoT-based continuous monitoring for fire-safety systems, ensuring real‐time alerts and 24/7 system status tracking.

Automated Continuous Monitoring System

Applicable to

All new and existing buildings in Maharashtra — commercial above 30 m, residential over 70 m, and industrial exceeding 120,000 sq ft — must adopt IoT-enabled fire safety monitoring systems for continuous compliance.

Implementation Timelines

Phase I: From June 2025, installation of IoT-based ACMS. Phase II: Integration of alarms with local Fire & Emergency Services for real-time response.

Filing Requirements

Building owners and facility managers must submit Forms A-1, B-1, B-2, and V to the Chief Fire Officer or Director to complete registration and compliance under the IoT fire safety framework.
