About the Role

At Tor.ai Limited, we are looking for a high-performing Regional Sales Manager – BMS to expand our Shield product line in Bangalore.

This role is focused on front-end, solution-based B2B sales for IoT-enabled BMS, HVAC, utility monitoring, and building performance solutions. The ideal candidate should have strong experience in the BMS/HVAC sales ecosystem, with the ability to engage consultants, contractors, system integrators, facility stakeholders, and enterprise customers.

The role requires a commercially strong, field-oriented sales professional who can identify opportunities, build relationships, influence specifications, create a healthy sales pipeline, and close large, complex BMS/HVAC solution deals.

Role Overview

This role focuses on expanding Tor.ai's Shield product line in the BMS (Building Management Systems) domain. The ideal candidate will drive IoT-based solution sales across verticals such as commercial buildings, hospitals, data centres, IT parks, hotels, malls, manufacturing facilities, and infrastructure projects by engaging with MEP consultants, HVAC consultants, contractors, system integrators, and key facility stakeholders.

The candidate will be responsible for identifying new business opportunities, developing channel and consultant networks, understanding customer requirements, positioning Tor Shield as a relevant solution, and driving the complete sales cycle from lead generation to deal closure.

Key Responsibilities

  • Business Development: Identify, engage, and onboard channel partners, BMS contractors, HVAC contractors, and system integrators in the Bangalore market to promote Tor Shield solutions.
  • Consultant & Client Engagement: Develop strong relationships with MEP consultants, HVAC consultants, energy consultants, ESG consultants, building consultants, facility heads, plant heads, project heads, and digital transformation leaders.
  • Front-End Solution Sales: Engage with customers to understand their BMS, HVAC, energy monitoring, utility monitoring, and building performance requirements and position suitable IoT-based solutions.
  • Sales Strategy: Design and execute sales strategies to penetrate target sectors such as commercial buildings, IT parks, hospitals, hotels, malls, data centers, manufacturing facilities, pharma, food & beverage, and infrastructure.
  • Target Achievement: Drive new business and achieve assigned revenue and margin goals through active pipeline generation, account development, and deal closure.
  • Channel Partner Development: Identify and develop suitable channel partners and system integrators as per defined guidelines to promote Tor Shield offerings in the region.
  • Market Intelligence: Track competitors, pricing trends, consultant specifications, upcoming greenfield and brownfield projects, and on-ground market developments; translate insights into actionable sales strategies.
  • Cross-functional Coordination: Work closely with pre-sales, product, marketing, implementation, and customer support teams to deliver the right solution and exceptional client value.
  • Proposal, Negotiation & Closure: Lead customer discussions, support proposal preparation, handle objections, negotiate commercial terms, and close deals in line with business expectations.
  • Reporting: Maintain accurate CRM records, pipeline reports, sales forecasts, visit reports, and account plans.

Basic Qualifications and Skills Required

Education

  • B.Tech / B.E. (mandatory) in Electrical Engineering or related preferred, with 70%+ in 10th, 12th, and B.Tech.
  • Engineering background in Electrical, Electronics, Instrumentation, or Mechanical may also be considered if the candidate has strong BMS/HVAC domain sales experience.
  • MBA / business management qualification will be an added advantage.

Experience & Background

  • 8–10 years of experience in solution-based B2B sales.
  • Mandatory experience in the BMS domain, specifically HVAC product or solution sales; exposure to other BMS components such as lighting, fire safety, access control, energy monitoring, and building automation is a plus.
  • Prior stints in organizations such as Honeywell, Schneider Electric, Johnson Controls, Siemens, Trane, Carrier, Daikin, Blue Star, Voltas, Azbil, Delta Controls, Distech, or reputed BMS/HVAC system integrators will be preferred.
  • Strong network with MEP consultants, HVAC consultants, building contractors, BMS contractors, system integrators, and automation partners in Bangalore.
  • Proven record of closing large, complex IoT/BMS/HVAC deals and exceeding sales targets.
  • Experience in consultant-led, project-led, and channel-led sales will be strongly preferred.
  • Strong understanding of BMS/HVAC solution architecture, customer site requirements, and solution mapping will be an advantage.

  • Experience with CRM tools and structured sales processes.
  • Ability to maintain disciplined sales funnel, forecasting, and reporting.
  • Willingness to travel within Bangalore and assigned regional customer locations.
  • Candidate must be currently based in Bangalore.
